In Florida the indoor air problem is water. Outdoor humidity sits above 70 percent most of the year, an oversized or short-cycling air conditioner never runs long enough to wring it out, leaking ducts pull more of it in from the attic, and the result is a house that reads 74 on the thermostat and feels sticky, with mildew on the lanai side of the closet and a musty note when the system starts. Dust, pollen and pet dander are real, and so is the oak pollen that turns the county yellow every spring, but if the humidity is not handled first, nothing else works.
We do not sell air quality by the box. The visit starts with measurements: relative humidity in the house through a day, static pressure and filtration on the system, duct leakage, and a look at where the moisture is coming from. The recommendation follows the numbers, and sometimes the recommendation is that the air conditioner is oversized and the fix is not an add-on at all.
What actually helps in a Marion County house
Whole-home dehumidifier. A dedicated unit ducted into the return that holds the house under about 50 to 55 percent relative humidity regardless of what the air conditioner is doing. The single most effective air quality upgrade for a Florida home, and the one that lets people set the thermostat higher and feel better.
Right-sized, variable-speed cooling. A system that runs long and slow removes far more moisture than one that blasts and stops. If yours is oversized, no accessory fixes that.
Filtration the system can breathe through. A properly sized media cabinet with a MERV 11 to 13 filter catches pollen and dander without starving the blower the way a thick filter jammed into a one-inch slot does. We check static pressure before recommending a filter grade.
UV at the coil. A germicidal lamp keeps the wet indoor coil and drain pan from growing the biofilm that makes a system smell. It does not clean the air in the house; it keeps the coil clean. Worth it on a system that keeps smelling musty after a cleaning; not a cure-all.
Sealed ducts and a real return. Attic air is the dirtiest air in the house. See duct sealing and repair.
Ventilation, carefully. Tight new construction can need controlled fresh air; in Florida that has to be dehumidified on the way in, or you have imported the problem.
